Portals are free or near free for private advertisers, while agents work on commission. The two agencies here that publish a rate quote one month's rent as the long-let finder's fee and 2 to 4 percent of the price on a sale; every figure below comes from the provider's own published page, as of August 2026.

Ingatlan.com
OnlineGeneral property portal (sale and rental)Online
The portal almost every Budapest search starts on, operated by Ingatlan.com Zrt. and described by the competition authority as one of the largest domestic property advertising portals.
Sale listingsRental listingsNew build projectsAgency profilesPrice statistics
Good to know: Listing text is written in Hungarian, so use a browser translator and learn a handful of words (kiado, elado, berleti dij, kaucio, kozos koltseg). Private advertisers can buy credit-based promotion to rank higher, the system the competition authority examined and cleared in 2023, so position in the results is not a quality signal. The site is bot-protected and returned a verification wall on every request during this check in August 2026, so its own pricing pages could not be read; expect the same screen behind some VPNs.
02
Alberlet.hu
OnlineRental-only portal with English interfaceOnline
Online since 2004 and the one big Hungarian rental portal with a full English version at en.alberlet.hu, including a Buda and Pest district picker.

| ALBI 28 package (30 photos, 28 days, 14 day bump, 5 days on the home page) | HUF 19,990 |
Good to know: Owner ad prices are gross and shown per package rather than per month; the same company also runs a paid letting service that screens applicants for landlords, so some listings you see are its own mandates rather than direct-from-owner ads.
03
Otthonterkep.hu
OnlineMap-based property portalOnline
Published by Mapsolutions Zrt. from Hold utca in the V. district, this is the map-first alternative to the big portal, with free ad posting for private sellers and landlords and iOS and Android apps.
Sale listingsRental listingsMap searchFree private adsNew build projects
| Ad posting for private advertisers (Ingyenes hirdetes feladas) | Free |
Good to know: Its imprint routes sales and billing to the sister portal Ingatlantajolo.hu, so the same ad often turns up on both. The Fix 3% filter marks ads that, in the site's own words, may match the state-backed fixed 3 percent Otthon Start loan programme; it has nothing to do with agency commission.

Metropolitan Homes Budapest (mHomes)
PrivateExpat-focused rental and sales agencyV. District (Pest)
Boutique agency near Parliament working in English, Hungarian and German, which says it has handled more than 1,000 property transactions since 2009 and specialises in downtown and luxury stock for international clients.
RentalsSalesExpat home searchContract reviewLandlord servicesInterior design
Good to know: Office open Monday to Friday 9:00 to 17:00 or by appointment, with a second line on +36 30 242 6726. Its own expat guide states that agent fees in Hungary are paid by landlords and that agency service is therefore free for tenants, and that deposits run two to three months (three if you bring pets). Fees for landlords and buyers are quote-based, so ask for the mandate terms in writing. Note that the URL mhomes.hu/en/ with a trailing slash returns a not-found page; use mhomes.hu/en.

Tower Budapest
PrivateRental, sales and property management firmXIII. District (Pest)
The landlord-side heavyweight for foreign owners, claiming 15-plus years and more than 800 managed investment properties, with a nine-language site and a Saturday-open letting office at Jaszai Mari ter.
Long-term rentalsSalesProperty managementTenant screeningRenovationAccounting
| Property management, introductory offer for new clients | Free for the first 3 months (terms apply) |
Good to know: Three offices: letting and sales at Pozsonyi ut 1 by Jaszai Mari ter (Monday to Friday 9:30 to 18:00, Saturday 10:00 to 16:00), property management at Visegradi utca 19 on +36 1 354 0980, and a luxury desk trading as Eurocenter at Nador utca 19 in the V. district. Advertised rents assume a minimum 12 month contract and the euro figures are indicative only; commission levels are quoted case by case.

A+ Real Estate
PrivateMultilingual rental and sales agencyVII. District (Pest)
Jewish quarter agency covering rentals, sales, management and renovation, whose site states that the team speaks Hungarian, English, Hebrew, Russian, German, Serbian, Arabic and French.
RentalsSalesBuyingProperty managementInvestmentRenovation
Good to know: It runs separate Hungarian and English phone lines (the English one is +36 30 446 9373, the Hungarian one +36 30 227 4402, with +36 70 596 3558 for special enquiries) and publishes no commission rates, so agree the fee and who pays it before any viewing.
07
Matthew & Daniels
PrivateEnglish-language sales, buying and management agencyV. District (Pest)
English-first downtown agency a minute from Vaci utca, part of the A1 Group, publishing neighbourhood guides aimed at foreign buyers and running an investment management arm called ThreeSixty.
SalesBuyingProperty managementRenovationInvestment adviceDistrict guides
Good to know: Its listings and services cover buying, selling, management and renovation, not lettings, so look elsewhere if you are renting. The site publishes two different landlines (+36 1 200 2580 in the footer and +36 1 221 1000 on the contact page) alongside the mobile listed here, and gives no commission rate, so confirm the number that works and the fee model in the mandate.

Connect Budapest
PrivateIndependent buyer's and seller's agentMultiple locations
One-person agency run by Szilvia Vili, working in downtown Budapest since 2004 with international buyers and sellers and, unusually for the city, publishing its whole sale-side fee schedule: 4 percent to sell, 2 percent to act as your buyer's agent.
Buyer's agentBuyingSellingInvestment advicePower of attorney purchases
| Selling your apartment (agency fee) | 4% of the sale price |
| Acting as your buyer's agent | 2% of the purchase price |
Good to know: It handles sales and purchases only. Its own pages state that it does not do lettings or property management and refers those out, so the one-month finder's fee and 10 percent management fee quoted in its FAQ describe what other Budapest firms charge, not what it charges. No walk-in office, so everything runs by appointment. The FAQ also states that non-EU buyers need a government office permit costing about EUR 300 including related legal fees, that at least a 10 percent deposit is paid at signature, that the lawyer's fee for the contract is 1 percent, and that the in-house legal referral is to the agent's husband, which the site discloses openly.
09
The Budapest Buyer
PrivateFlat-fee buyer's advocateMultiple locations
A buyer-side consultancy paid by flat fee rather than commission, aimed at foreigners buying in the V., VI. and VII. districts who want someone with no stake in closing the deal.
Buyer's advocateProperty searchViewingsPrice negotiationLegal closing support
| Discovery call | Free |
| Strategy session (60 minutes) | EUR 150 |
| Complete buyer protection (3 to 4 weeks) | EUR 1,900 |
Good to know: Booking is through the site's own calendar and email, with no published office address or phone. The fee sits on top of the lawyer's costs and, for non-EU buyers, the acquisition permit, and replaces neither.

Duna House
PrivateNational estate agency franchiseII. District (Buda)
The best known Hungarian agency brand, with an English version of the site at dh.hu/en, a database its own English page puts at over 25,000 properties (citing Realmonitor, 2022) and an in-house mortgage arm.
SalesRentalsValuationNew build projectsMortgage brokerage
Good to know: It is a franchise, so service quality and English depend on the individual office and agent rather than the brand. Parts of the search interface stay in Hungarian even on the English site. The head office is at Kapas utca 6-12 in the II. district; use the office finder on dh.hu to pick a branch.
11
Otthon Centrum
PrivateNational estate agency networkII. District (Buda)
Describes itself as the Hungarian brokerage network with the most offices, close to 180 of them and around 1,500 agents, and runs a genuine English search site at property.hu, which is rare among the big local chains.

| Price guarantee payout if it sells at or above the mandate price within 2 months | HUF 250,000 |
Good to know: Its own about page states that the group has been majority-owned by MBH Bank since January 2026. The Felezocsomag (half package) prices the seller's success fee at a maximum of 2.5 percent plus VAT by building the buyer's share into the advertised price, and requires a fixed-term exclusive mandate of 6 to 12 months; the standard non-exclusive fee is not published.
12
OTP Ingatlanpont
PrivateBank-backed estate agency networkXIII. District (Pest)
The OTP Group's brokerage arm, set up in 2011, with a nationwide network of more than 800 staff and mortgage advice built into the same appointment, which suits buyers who need Hungarian financing.
SalesRentalsValuationMortgage brokerageNew builds
Good to know: The site contradicts itself on size: the about page says more than 90 offices nationwide while the contact page says close to 80, so treat either figure as approximate and use the office finder. The website is Hungarian only and no English-language service is advertised, so ask whether an English-speaking adviser is available before you book. The head office sits inside the OTP campus on Vaci ut in the XIII. district rather than in a shopfront.
13
Engel & Volkers Hungary
PrivateInternational premium property brandI. District (Buda)
The Hungarian arm of the German premium network, on the Buda bank next to Batthyany ter, with a full English site and cross-border exposure for higher-end sales and lettings.
Premium salesRentalsValuationInvestment adviceCommercial
Good to know: Positioned at the premium end. Its Budapest rental search returned 38 listings in August 2026, led by the I. district and with monthly rents starting around HUF 390,000, so this is not where the mid-market stock sits. Fees are quote-based and not published on the site.
Ratings, prices and details were last checked in August 2026 from each provider's public pages, Google Maps and Trustpilot; they change, so always confirm directly with the provider before booking or paying. Listings are editorial picks, not paid placements, and this page is general information, not medical, financial or legal advice.
